Snowbird home watch in Miami and South Florida

You spend the winter in South Florida and the summer somewhere cooler. Your home stays behind, through the heat, the humidity and hurricane season. Snowbird home watch means someone visits it on a regular schedule, checks everything, and tells you exactly what they found.

What's included

Our Home Watch Plan is $175/month for:

• Weekly visits, all season
• The full checklist, inside and out: every sink, toilet and faucet, the water heater, AC and thermostat, humidity, ceilings, pests, fridge and breakers (see every item)
• A timestamped photo report after every visit, usually within about an hour
• Mail and package collection
• Licensed pros coordinated with your OK if anything's wrong
• Month to month: pause or cancel with 14 days' notice when you're back

Add-ons snowbirds use most

• Closing service ($95) when you leave: AC and humidity set for summer, water off if you want it, doors and windows secured
• Opening service ($95) before you return: AC on, water on, fridge checked, so you walk into a cool, fresh home
• Pre- and post-storm checks ($65 per visit) during hurricane season

Why weekly?

In a South Florida summer, a lot can change in a week. If the AC fails, humidity climbs fast, and the EPA advises drying out water damage within 24 to 48 hours to prevent mold. Weekly visits keep any problem small. Read more in our guide: How often should a vacant Florida home be checked?
