An empty condo has one problem a house doesn't: your neighbors. A slow leak under your sink or a clogged AC drain doesn't just damage your unit; it can run into the unit below. Condo home watch catches those problems early, while they're small.
What we check in a condo
Every visit follows the full checklist. In condos we pay extra attention to:
- Under every sink, around every toilet, and at the water heater
- The air handler and drain pan: a clogged condensate line is one of the most common sources of leaks in empty units
- Humidity and the thermostat, so the AC is running at your setting
- Ceilings and walls for new stains (a sign of a leak from above)
- Balcony doors and window seals after wind-driven rain
- Mail and packages at the front desk or package room
After each visit you get a timestamped photo report.
Working with your building
We introduce ourselves to your building's management and front desk, get on your authorized-entry list, and follow the building's rules for access, parking and vendors. If a plumber or AC tech needs to come in, we can meet them and let them in and confirm the work in the next report.
Pricing
One plan: $175/month for weekly visits, photo reports and mail collection, month to month. Add-ons like storm checks ($65) and vendor let-ins ($45) are there when you need them. See all pricing.
