This policy explains how Miami Home Watch Co. ("Miami Home Watch Co.", "we", "us") handles information when you visit www.miamihomewatch.com, contact us, or become a client. We keep it simple: we collect only what we need to look after your home, and we never sell it.
Information we collect
When you contact us. If you send our request form, call, text or email us, we receive what you choose to share, such as your name, email, phone number, property address or city, type of home, the months you're away, the services you're interested in, and your message.
When you become a client. To provide home watch, we keep the details in your service agreement and intake form: your contact details and emergency contacts, your property's address, access instructions, alarm and gate codes, your vendors, home settings, travel dates, and billing details. During visits we take photos of your home for your reports.
When you browse the website. Our website does not use cookies, advertising trackers or analytics. Like every website, our hosting provider automatically processes basic technical information (such as your IP address, browser type and the pages requested) to deliver the site and keep it secure. If we ever add analytics, we'll update this policy first.
How we use your information
- To reply to your request and arrange a free walkthrough
- To provide our services: visits, reports, emergency response, vendor coordination
- To schedule, invoice and keep business records
- To keep your home and keys secure
- To meet legal, tax and insurance obligations
Calls, texts and emails
When you give us your phone number or email, you agree that we may contact you about your request or your service, including by text message. We don't send marketing texts without your separate consent. You can ask us to stop texting you at any time by replying STOP or telling us. Message and data rates may apply.
Photos of your home
Photos we take during visits are used only to document your home's condition in your reports, and, if you ask, to share with your insurer or vendors. We never post photos of a client's home publicly or use them in marketing without your written permission.
Keys, alarm codes and access details
Keys are tagged with a code, never your name or address, and kept in a locked key box with a log of every use. Alarm and gate codes are stored separately and securely, never on the keys. When our service ends, we return your keys and delete access codes we no longer need.
When we share information
We do not sell or rent your personal information. We share it only:
- With service providers who help us run the business, such as our website host (Vercel), our form service (Web3Forms, which delivers walkthrough requests to our inbox), our email and phone providers, and our payment processor. They may use it only to provide their service to us.
- With vendors you approve, such as a plumber or AC company, and only the details they need (for example, access to your home and a contact number).
- With your insurer or other parties at your request.
- When required by law, or to protect someone's safety or our legal rights.
How long we keep it
We keep messages from people who ask about our services for up to two years if you don't become a client. For clients, we keep records for as long as we provide service and afterwards as needed for legal, tax and insurance purposes. Access codes are deleted when no longer needed.
Security
We use reasonable safeguards to protect your information and your keys. No method of storage or transmission is completely secure, but we take it seriously, and we'll tell you promptly if a problem ever affects your information.
Your choices
You can ask us to see, correct or delete the personal information we hold about you, or to stop contacting you. Email hello@miamihomewatch.com and we'll respond within 30 days. We may need to keep certain records that the law requires.
Children
Our website and services are intended for adults. We don't knowingly collect information from children under 13.
Links to other websites
Our site may link to other websites (such as Unsplash or Google). We're not responsible for their privacy practices.
Changes to this policy
If we change this policy, we'll update the date at the top. If a change is significant, we'll let clients know.
