How to prepare an empty condo for hurricane season

A hurricane-season checklist for South Florida owners who won't be there: before you leave, when a storm is coming, and after it passes.

Atlantic hurricane season runs from June 1 to November 30, which is exactly when most seasonal owners are away. Here's how to protect an empty condo or house in South Florida.

Before you leave for the season

  • Clear the balcony or patio. Furniture, plants and grills can become projectiles, and many buildings require them to be brought inside.
  • Sort out shutters. If you have hurricane shutters, decide who will close them before a storm and make sure they have access. If you have impact windows, check the seals.
  • Leave the AC on, set for summer, so humidity stays under control if you're away for months.
  • Shut off the water at the main if your building allows it.
  • Photograph every room for your insurance records.
  • Review your insurance, including windstorm and flood coverage, and any conditions for vacant homes.
  • Give someone you trust a key, and tell your building who that is.

Use our free before-you-leave checklist for the complete list.

When a storm is coming

If you're not in Florida, you need someone local who can:

  • Check that doors, windows and sliding doors are closed and locked
  • Confirm shutters are up (or call your shutter company)
  • Bring in anything left on the balcony
  • Photograph the home's condition before the storm

After the storm

As soon as it's safe and roads are open, someone should:

  • Check ceilings, walls, floors, windows and doors for water
  • Check the fridge, freezer, breakers and AC in case the power went out
  • Photograph any damage for your insurer
  • Call licensed pros to stop further damage, with your approval

The EPA recommends drying water damage within 24 to 48 hours to prevent mold, so speed matters.
