Home watch visit checklist

Outside

Doors, windows and locks secure
No signs of forced entry
Roof, screens and gutters (what's visible from the ground or balcony)
No standing water
Mail, packages or flyers not piling up

Inside

Walk through every room
Check under every sink for leaks
Toilets: flush each one, no running or leaks at the base
Showers and tubs: run water, check drains
Water heater: no leaks or rust
Run every faucet
AC running, thermostat at the agreed setting
No water around the air handler or in the drain pan
Humidity reading (recorded in your report)
No signs of mold or musty smells
No signs of pests
No ceiling stains or new water marks
Fridge and freezer running and cold
No tripped breakers

After the visit

Everything locked, alarm set (if you have one)
Photo report with timestamps sent within about an hour

Every item is noted in your photo report, with timestamps.
