What is home watch?

Home watch is a scheduled visual inspection of a home while the owner is away. We visit on a set schedule, go through a full checklist inside and out, and send you a photo report after every visit. The goal is to catch small problems (a slow leak, an AC that quit, a torn screen after a storm) before they turn into big, expensive ones.

How often should someone check my home?

For most South Florida homes in summer, we recommend weekly visits. Heat and humidity work fast: if the AC quits or a pipe starts dripping, a lot can go wrong in a couple of weeks. Every two weeks can work for a newer condo with a reliable AC. Check your insurance policy and condo rules too: some require an empty home to be checked on a regular schedule, and we'll match the visits to that.

How are my keys kept safe?

Your keys get a coded tag, never labeled with your name or address. They're kept in a locked key box, and every time a key goes in or out, it's written in a key log. When our agreement ends, we return every key.

What happens in an emergency?

If we find something urgent, like an active leak, a break-in or storm damage, we stop further damage where it's safe to do so (for example, shutting off the water main), call you right away, and send photos. If we can't reach you or your emergency contacts, we call the licensed pro you've approved, up to the spending limit we set in your agreement. For a break-in, we call the police first. You get a written follow-up of everything that happened.

Do you do repairs?

No. We're a home watch service, not a repair company. When something needs fixing, we coordinate licensed professionals (your own plumber or AC company if you have one), let them in with your OK, and check the work on our next visit. We also don't do cleaning, leasing or rent collection.

What does it cost?

One simple plan: $175/month for weekly visits, a photo report after every visit, and mail collection. Add-ons are fixed prices too: opening or closing your home $95 each, storm checks $65 per visit, extra visits and vendor let-ins $45, errands $35 an hour. No hidden fees, all in US dollars. Work out your season price.

Can I cancel when I'm back?

Yes. The plan is month to month. Give us 14 days' notice and we stop, or switch to winter help while you're here. There's no long-term contract.

Do you work during hurricane season?

Yes, that's when it matters most. Hurricane season runs June 1 to November 30, right when most seasonal owners are away. Before a storm, we check doors, windows and shutters and bring in loose balcony and patio items. After a storm, as soon as it's safe and roads are open, we check for water and damage and send you photos for your insurer. Pre- and post-storm checks are an add-on at $65 each.

Are you insured?

Ask us. We'll tell you exactly what coverage is in place and show you the paperwork before you sign anything.

Do I need to be there for the walkthrough?

Ideally, yes. The walkthrough happens before you leave so we can go over the home together. If you've already left Florida, we can do it by video call with someone you trust on site.

Will you work with my condo building?

Yes. We introduce ourselves to your building's management and front desk, follow their rules for access and vendors, and make sure we're on your authorized-entry list.
